Why the date matters

It's an offence.

Under the Gas Safety (Installation and Use) Regulations 1998, a landlord's duties are not discretionary — and they don't pause because the diary got busy.

Can you really do it today?

If you call in the morning, usually yes. Same-day depends on where the property is and what's left in the diary — we'll tell you on the phone, honestly, rather than take the booking and disappoint you at 5pm. If today's full, it's tomorrow.

Which parts of London do you cover?

All London postcodes — north, south, east and west — plus the immediate surrounding areas.

Do I need to be at the property?

No. The tenant can let the engineer in, or we can collect keys from your agent, or work from a keybox. Just tell us on the call.

What happens if something fails?

You're told immediately, in plain terms, with a fixed price to fix it. If an appliance is genuinely dangerous it has to be made safe — that's the law, not a sales tactic — and you'll get the reasoning in writing. There's no charge for the bad news.

How do I get the certificate?

As a digital PDF, emailed the same day. Send us the tenant's email and we'll send their copy for you, which also puts your 28-day duty to bed.

Is a CP12 the same as a gas safety certificate?

Yes. "CP12" is the old CORGI form number and the name stuck. The correct term now is the Landlord Gas Safety Record. Same document, same legal weight.
